Tax Benefit Information

There are many benefits that you can attain when applying for a home loan. Once you have applied for a home loan, you are also eligible to avail Tax Benefits. The following points can help contribute towards your EMI flow and savings (based on your loan amount). The home loan borrower enjoys Tax Benefits on both Interest paid & the Principal re-paid. Under Section 24(d) of Income Tax, the deduction of interest payable on the home loan is up to a maximum of Rs. 1,50,000. Under Section 80(c) of Income Tax, Principal amount for the repayment of loan along with other savings & investments is eligible for tax deduction up to a maximum limit of Rs. 1,00,000.

Real Estate FAQ’s

Q: What is the difference between Built-Up Area, Super Built-Up Area and Carpet Area?
Carpet Area: The area of the apartment not inclusive of the area of the walls i.e. the area of the apartment that a carpet can cover. Built-Up Area: The area of the apartment inclusive of the area covered by the walls. Super Built-Up Area: This is inclusive of built-up areas such as the lobby, lifts, stairs etc. This term is only applicable for multi-dwelling units, such as flat complexes.
Q: Why is it considered necessary to register a property? What is the purpose of registration?
By registering the transaction of an immovable property, it manifests into permanent public record. The title or interest can be acquired only if the deed is registered.
Q: I want to buy a new flat, bigger in area. What are the tax implications with regard to capital gains?
If you purchase a new flat within two years of the date of sale of the original flat and invest the entire amount of capital gained into the new flat, you will not have to pay any capital gains tax.
Q: How is the market rent determined?
There is no prescribed norm for determining the market rent rate. However, it can be easily found out by approaching individuals such as brokers, registration authority, etc.

Location of Site When choosing the location, keep the following parameters in mind: proximity to the main roads, bus stops. Railway lines, transportation services, civic amenities like educational institutions, parks, police station, temples, community halls and hospitals within reach.
Affordability The location must fit your budget.
Place of work Ideally, your office/place of work should not be too far off from where you are planning to stay.
Market place Check if there is a market place within the vicinity or nearby.
School Check if there is a school close by for convenience.
Public Transport Basic amenities such a public transport should always be looked out for.
Availability of water & electricity Always check for the availability of water & electricityin your area and locality.
Hospital/Medical Hospitals and medical services should be readily available in your neighbourhood.
Security & Parking Parking and security are primary issues and should be the first things you address when looking to move in to a new place.
